Renting one house for 10 or 12 in South Lake Tahoe

Snow-covered pine forest and mountain homes in South Lake Tahoe, California, in winter

If you're twelve people, start with Luxury Home Montgomery Estates, which has five bedrooms and four bathrooms and is the only South Lake Tahoe home we manage that sleeps that many under one roof. If you're ten, look at Renovated Home Near Heavenly - 2 Master Suites!, four bedrooms and three baths, a mile from Heavenly. If you're eight or fewer, you have two more good options and a real choice to make about what kind of trip you're having. That's the short answer. The longer one is about bathrooms, cars, and where the house sits relative to the lifts.

Count bathrooms before you count beds

Groups book on bedroom count and then spend the week queuing. The four South Lake Tahoe homes split cleanly on this: Montgomery Estates has four bathrooms for twelve, the Heavenly home has three for ten, Grandma's has three for eight, and the Ski Run house has two for eight. Four king beds and two bathrooms is a perfectly good arrangement for a family who all get up at different hours. It is a worse one for eight adults trying to make a nine o'clock gondola.

The second thing to count is cars. Renovated Home Near Heavenly includes free parking, and Montgomery Estates has a three-car garage plus an extended driveway, which in a town where snow berms eat the shoulder is worth more than it sounds. Ask us about parking limits on any home before you finalise how many vehicles drive up. Some South Lake Tahoe homes cap it tightly, and street parking is not the fallback people assume it is.

The twelve-person house

Luxury Home Montgomery Estates sits about three miles from Heavenly and from the beaches, in the Montgomery Estates neighbourhood up off the highway. The living space is upstairs and open-plan, which matters for a group of twelve: the great room, the kitchen and the dining area are one continuous space, so the people cooking are not exiled from the people drinking wine. Downstairs there's a second family room, which is where the teenagers end up.

It's the entertainment inventory that decides it for most groups. A full-size billiard table, foosball, a pinball machine, board games, a sound system. Then a fenced backyard with a hot tub and a stone patio for outdoor dining. Tahoe weather does not always cooperate, and a house where a snowed-in afternoon is fine rather than fraught is a different kind of holiday from one where everyone stares at each other.

Snow removal for the driveway is included in the winter season, and the home takes monthly and seasonal bookings. If you're the group that talks about renting somewhere for all of February, this is the one that's set up for it.

Ten people, two primary suites, one mile from the lifts

Renovated Home Near Heavenly - 2 Master Suites! solves a specific problem: two couples, or two sets of parents, who want to travel together without one pair getting the good room. The two primary suites sit at opposite ends of the house, each with a king and its own bathroom. The other two bedrooms have queens plus a sofa chair that converts to a single, which is how four bedrooms reach ten guests.

The renovation is recent and it shows in the places that matter when ten people are cooking: quartz counters, updated bathrooms, new flooring. There's a gas fireplace rather than a woodpile, air conditioning for August, and the house is a mile from Heavenly. That's a short drive to the base, close enough that you're not committing an hour of the morning to getting there. It's also near enough to the hiking and biking trails that you can walk out the door and go.

One practical note: quiet hours start at nine here, earlier than at the other South Lake Tahoe homes. For a family that's an irrelevance. For a group of friends with a late dinner at Riva Grill in mind, plan on the noise coming home with you being conversational.

Walking distance to Heavenly, for a group of eight

Tahoe Family Retreat, Ski Run Area & Trails is the one to ask about if nobody wants to drive. It sits a fifth of a mile from the Heavenly Valley base, which is a walk in ski boots rather than a shuttle ride, and four parcels from the Powerline Trailhead for summer hiking and biking. Ski Run Boulevard runs down the hill from there to Himmel Haus and The Hangar, so the après plan takes care of itself.

Inside: four bedrooms, every one of them with a king, which is unusual and means no one draws the short straw. Three twin beds and a children's bunk on top of that. Two living areas, an upstairs family room with a custom bar and pool table, and seven TVs, which sounds absurd until a March Saturday when four different games are on. The constraint is the bathrooms, two of them, and that's the trade for the location. Children thirteen and under don't count against the eight-guest occupancy, so a family group can be larger than the number suggests.

The house for a group with small children, or a dog

Montgomery Estates has a neighbour of sorts: South Tahoe Grandma's Family Home Hot Tub & Views is in the same neighbourhood, and it is the only one of the four that takes pets. It's also, by some distance, the most reviewed home in this group, which tells you something about how families treat it once they've found it.

It's a bear-themed house full of English antiques, family heirlooms, which means it reads as somebody's home rather than a rental, and the owners are straightforward that it's a traditional old-fashioned house rather than a showpiece. For a group travelling with a baby it's unusually well equipped: a crib, a pack-n-play, a high chair, children's dinnerware. Upstairs is a big game room with a pool table, ping pong, a piano, a wet bar and a balcony with a mountain view. Downstairs there's a large hot tub on a wood deck and a fenced back yard. There are kayaks and a bike.

The occupancy rule works in a family's favour here too: eight guests aged six and over, with children five and under not counted. The one limit worth knowing in advance is vehicles. The house takes four cars at absolute maximum and genuinely suits three, and no street parking is permitted. If your group of eight is arriving in four full-size SUVs, say so when you enquire and we'll talk it through.

Montgomery Estates or Ski Run: the location question

Two of these houses sit in Montgomery Estates and two sit closer to Heavenly, and that's the real decision once you've matched the headcount.

  • Montgomery Estates is residential, quiet, up away from the Highway 50 corridor. The lake, Heavenly and Stateline are a short drive. You will be driving every day, and you will be glad of the garage.
  • The Ski Run and Heavenly side puts you within walking distance of the gondola base and the restaurants on Ski Run Boulevard, and closer to the casinos at Stateline. You trade some quiet for it.

Either way, the day trips run north on Highway 89. Emerald Bay is roughly twenty to twenty-five minutes up the shore, longer when summer traffic stacks up at the narrow stretch above the bay, and the Vikingsholm tour runs about an hour. The Eagle Falls trailhead is at the Eagle Falls Picnic Area about eight miles north, with a parking fee; the short out-and-back to the falls takes most people around an hour. Mount Tallac's trailhead is only three and a half miles up the same highway, and the Fallen Leaf Lake road turns off at about the same point. If your group wants Sand Harbor, book it the day you know your dates. It fills.

What to pin down before you send round the group chat

Three things decide a large-group booking and none of them are visible in a photo gallery.

  • Occupancy counts, not bed counts. Each of these homes counts guests differently by age, and the thresholds vary between them. Tell us the real composition of your group, ages included, and we'll tell you which homes work.
  • Cars. Vehicle limits differ house to house and are enforced. Count your cars honestly before you book.
  • Winter access. You'll want chains or all-wheel drive, not just to get over the pass but to move around the basin once you're here. Storms close roads, and groups driving up from the Bay Area on a Friday night in January should build in the possibility of arriving a day late. Message us before you head up and we'll give you the road and weather picture.

One rule that catches people out every summer: no open fires at any of these properties. No bonfires, no fire pits, no charcoal. The propane BBQ is what you cook on. And every house is in bear country, which means all rubbish goes in the bear box, no food stays in cars, and windows get closed when you leave.

Booking it

Deana and David manage these homes themselves, and the four South Lake Tahoe properties are part of a portfolio that runs around the lake, including Tahoe City, Kings Beach and Carnelian Bay on the north shore, if your group's plans drift that way. Everything is fully furnished, and several of the South Lake Tahoe homes allow long-term stays if you're thinking in months rather than nights.

Tell us your headcount, your ages, your car count and your dates, and we'll tell you which of these four actually fits. Book direct and there's no platform in the middle of the conversation.
